Have you been wondering if 2026 is the right time to buy or sell a home in Central Texas? With mixed signals from the market, many people have been unsure whether to act or wait.

But what if 2026 could be the year the market begins to stabilize and more homes start selling? Let’s take a look at what’s shaping the market, home prices, sales activity, and inventory trends.

Home prices are rising slowly. Across the country, home prices are expected to rise in 2026. That said, I would not expect the same double-digit swings we saw in 2021 and 2022, especially in central Texas metropolitan areas.

Many experts are predicting a very slow, gradual price drop, or prices may remain almost flat. While it is difficult to say if 2026 will be the recovery year, we could begin to see some stabilization in the market.

Sales activity could rebound. Even if prices do not change dramatically, sales activity, meaning the number of homes actually selling, may start to pick up. As interest rates slowly come down, most experts expect the number of transactions to increase. Some predict a 10% to 15% rise in 2026 compared to 2025. That means even if prices remain steady, more homes may be selling, which is good news for both buyers and sellers.

Inventory gives buyers more choices. Right now, many homeowners are holding onto very low interest rates from previous years, keeping some homes off the market. However, in Central Texas, inventory is rising, with most areas now at around five to six months of supply.
